Z\u00edsk\u00e1te ho na m\u00edstn\u00edm \u00fa\u0159ad\u011b da\u0148ov\u00e9 spr\u00e1vy<em>(Porezna uprava<\/em>).  <\/p>\n\n<h3 class=\"wp-block-heading\"><strong>2. Ov\u011b\u0159en\u00ed stavu nemovitosti<\/strong><\/h3>\n\n<p>Jakmile najdete nemovitost, kter\u00e1 se v\u00e1m l\u00edb\u00ed, mus\u00edte prov\u00e9st &#8220;due diligence&#8221;. P\u0159edb\u011b\u017en\u00e1 smlouva<em>(Predugovor<\/em>)<\/strong><\/h3>\n\n<p>V Chorvatsku je b\u011b\u017en\u00e9 podepsat p\u0159edb\u011b\u017enou dohodu. Tento dokument definuje nemovitost, cenu a datum dokon\u010den\u00ed. V t\u00e9to f\u00e1zi kupuj\u00edc\u00ed obvykle zaplat\u00ed <strong>z\u00e1lohu (kapitolu<\/strong>), kter\u00e1 obvykle \u010din\u00ed <strong>10 % kupn\u00ed ceny<\/strong>.  <\/p>\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><strong>Pozn\u00e1mka:<\/strong> Podle chorvatsk\u00fdch z\u00e1kon\u016f plat\u00ed, \u017ee pokud kupuj\u00edc\u00ed odstoup\u00ed od smlouvy, ztr\u00e1c\u00ed z\u00e1lohu. Hlavn\u00ed smlouva a not\u00e1\u0159sk\u00fd z\u00e1pis<\/strong><\/h3>\n\n<p>Kone\u010dnou kupn\u00ed smlouvu<em>(Ugovor o kupoprodaji)<\/em> sepisuje obvykle pr\u00e1vn\u00edk. Aby byla pr\u00e1vn\u011b z\u00e1vazn\u00e1 pro \u00fa\u010dely katastru nemovitost\u00ed, <strong>mus\u00ed b\u00fdt podpis prod\u00e1vaj\u00edc\u00edho ov\u011b\u0159en<\/strong> chorvatsk\u00fdm not\u00e1\u0159em<em>(Javni bilje\u017enik<\/em>). <\/p>\n\n<h3 class=\"wp-block-heading\"><strong>5. Platebn\u00ed a tabulkov\u00fd v\u00fdkaz<\/strong><\/h3>\n\n<p>Po podpisu smlouvy zaplat\u00ed kupuj\u00edc\u00ed zb\u00fdvaj\u00edc\u00ed \u010d\u00e1stku. Jakmile prod\u00e1vaj\u00edc\u00ed obdr\u017e\u00ed celou \u010d\u00e1stku, vystav\u00ed <strong>Tabulkov\u00fd v\u00fdkaz<\/strong><em>(Tabularna isprava<\/em>). Jedn\u00e1 se o dokument, ve kter\u00e9m prod\u00e1vaj\u00edc\u00ed potvrzuje, \u017ee obdr\u017eel plnou \u010d\u00e1stku, a v\u00fdslovn\u011b umo\u017e\u0148uje kupuj\u00edc\u00edmu, aby se zaregistroval jako nov\u00fd vlastn\u00edk.  <\/p>\n\n<h3 class=\"wp-block-heading\"><strong>6. Registrace vlastnictv\u00ed<\/strong><\/h3>\n\n<p>V\u00e1\u0161 pr\u00e1vn\u00edk nebo not\u00e1\u0159 pod\u00e1 u <strong>katastr\u00e1ln\u00edho soudu<\/strong> \u017e\u00e1dost o p\u0159evod vlastnick\u00e9ho pr\u00e1va na va\u0161e jm\u00e9no. Jedn\u00e1 se o posledn\u00ed pr\u00e1vn\u00ed krok, kter\u00fd z v\u00e1s ofici\u00e1ln\u011b ud\u011bl\u00e1 vlastn\u00edka. <\/p>\n\n<h3 class=\"wp-block-heading\"><strong>7. Da\u0148 z p\u0159evodu nemovitost\u00ed<\/strong><\/h3>\n\n<p>Pokud nemovitost prod\u00e1v\u00e1 soukrom\u00e1 osoba (nikoli spole\u010dnost v r\u00e1mci syst\u00e9mu DPH), je kupuj\u00edc\u00ed obvykle povinen zaplatit <strong>da\u0148 z p\u0159evodu nemovitosti ve v\u00fd\u0161i 3 %<\/strong>.
