Ceny ve m\u011bstech, jako je Z\u00e1h\u0159eb, Split a pod\u00e9l pob\u0159e\u017e\u00ed Jadersk\u00e9ho mo\u0159e, dos\u00e1hly rekordn\u00edch v\u00fd\u0161ek, a to d\u00edky n\u00edzk\u00fdm \u00farokov\u00fdm sazb\u00e1m, zaveden\u00ed eura a postpandemick\u00e9mu n\u00e1r\u016fstu investic. <\/p>\n\n<p class=\"wp-block-paragraph\">Situace se v\u0161ak obrac\u00ed. Je to cena, kterou je kvalifikovan\u00fd kupuj\u00edc\u00ed skute\u010dn\u011b ochoten zaplatit a banka je ochotna financovat na z\u00e1klad\u011b ned\u00e1vn\u00fdch prodej\u016f srovnateln\u00fdch nemovitost\u00ed. <\/li>\n<\/ol>\n\n<h2 class=\"wp-block-heading\">&#8220;Nju\u0161kalova past&#8221;<\/h2>\n\n<p class=\"wp-block-paragraph\">V Chorvatsku je \u010dastou chybou, \u017ee se p\u0159i ur\u010dov\u00e1n\u00ed hodnoty d\u00edv\u00e1me na port\u00e1ly, jako je Nju\u0161kalo. Kupuj\u00edc\u00ed se za\u010dnou pt\u00e1t: <em>&#8220;Co je s touto nemovitost\u00ed \u0161patn\u011b<\/em>?&#8221;.   <\/li>\n\n\n\n<li><strong>Rozd\u00edl ve financov\u00e1n\u00ed:<\/strong> I kdy\u017e najdete kupce ochotn\u00e9ho zaplatit nadsazenou cenu, odhadce banky (procjenitelj) ji pravd\u011bpodobn\u011b ocen\u00ed n\u00ed\u017ee.
