Obecn\u00e1 ustanoven\u00ed<\/h2>\n\n<p class=\"wp-block-paragraph\">Tyto V\u0161eobecn\u00e9 obchodn\u00ed podm\u00ednky (d\u00e1le jen &#8220;Podm\u00ednky&#8221;) upravuj\u00ed obchodn\u00ed vztah mezi realitn\u00ed kancel\u00e1\u0159\u00ed <strong>Romano Real Estate<\/strong> (d\u00e1le jen &#8220;Zprost\u0159edkovatel&#8221;) a Klientem (fyzickou nebo pr\u00e1vnickou osobou, kter\u00e1 se Zprost\u0159edkovatelem uzav\u0159e p\u00edsemnou Zprost\u0159edkovatelskou smlouvu).<\/p>\n\n<h3 class=\"wp-block-heading\">2. Nab\u00eddka nemovitost\u00ed<\/h3>\n\n<p class=\"wp-block-paragraph\">Nab\u00eddka makl\u00e9\u0159e vych\u00e1z\u00ed z \u00fadaj\u016f, kter\u00e9 obdr\u017eel od vlastn\u00edk\u016f nemovitost\u00ed nebo jejich opr\u00e1vn\u011bn\u00fdch z\u00e1stupc\u016f. Makl\u00e9\u0159 si vyhrazuje mo\u017enost chyb v popisu nebo cen\u011b nemovitosti, jako\u017e i mo\u017enost, \u017ee nemovitost ji\u017e byla prod\u00e1na, pronajata nebo \u017ee majitel od prodeje odstoupil. <\/p>\n\n<h3 class=\"wp-block-heading\">3. Zprost\u0159edkovatelsk\u00e1 smlouva<\/h3>\n\n<p class=\"wp-block-paragraph\">Zprost\u0159edkovatelsk\u00e9 slu\u017eby se poskytuj\u00ed na z\u00e1klad\u011b p\u00edsemn\u00e9 smlouvy o zprost\u0159edkov\u00e1n\u00ed uzav\u0159en\u00e9 na dobu ur\u010ditou (obvykle 12 m\u011bs\u00edc\u016f). Podpisem smlouvy se klient zavazuje zaplatit makl\u00e9\u0159i odm\u011bnu za zprost\u0159edkov\u00e1n\u00ed (provizi), pokud dojde k prodeji nebo pron\u00e1jmu nemovitosti. <\/p>\n\n<h3 class=\"wp-block-heading\">4. Povinnosti zprost\u0159edkovatele<\/h3>\n\n<p class=\"wp-block-paragraph\">Zprost\u0159edkovatel se zavazuje k n\u00e1sleduj\u00edc\u00edm \u010dinnostem:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Usilovat o vyhled\u00e1n\u00ed a zprost\u0159edkov\u00e1n\u00ed kontaktu s klientem za \u00fa\u010delem uzav\u0159en\u00ed zprost\u0159edkovan\u00e9 transakce.<\/li>\n\n\n\n<li>Informovat klienta o pr\u016fm\u011brn\u00e9 tr\u017en\u00ed cen\u011b podobn\u00fdch nemovitost\u00ed.<\/li>\n\n\n\n<li>Nahl\u00e9dn\u011bte do doklad\u016f prokazuj\u00edc\u00edch vlastnictv\u00ed nebo jin\u00e1 v\u011bcn\u00e1 pr\u00e1va k dan\u00e9mu majetku.<\/li>\n\n\n\n<li>Prov\u00e9st nezbytn\u00e9 \u00fakony pro prezentaci nemovitosti na trhu (reklama).<\/li>\n\n\n\n<li>Zprost\u0159edkov\u00e1vat jedn\u00e1n\u00ed a usilovat o uzav\u0159en\u00ed smlouvy.<\/li>\n<\/ul>\n\n<h3 class=\"wp-block-heading\">5. Povinnosti klienta<\/h3>\n\n<p class=\"wp-block-paragraph\">Klient se zavazuje:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Poskytn\u011bte makl\u00e9\u0159i v\u0161echny dokumenty prokazuj\u00edc\u00ed vlastnictv\u00ed nemovitosti.<\/li>\n\n\n\n<li>Informujte makl\u00e9\u0159e o v\u0161ech podstatn\u00fdch informac\u00edch, v\u010detn\u011b popisu a stavu nemovitosti.<\/li>\n\n\n\n<li>Zaplatit makl\u00e9\u0159i dohodnutou odm\u011bnu za zprost\u0159edkov\u00e1n\u00ed (provizi) p\u0159i podpisu p\u0159edb\u011b\u017en\u00e9 smlouvy nebo kupn\u00ed smlouvy.<\/li>\n\n\n\n<li>uhradit makl\u00e9\u0159i n\u00e1klady vznikl\u00e9 b\u011bhem zprost\u0159edkov\u00e1n\u00ed, kter\u00e9 p\u0159esahuj\u00ed obvykl\u00e9 n\u00e1klady na zprost\u0159edkov\u00e1n\u00ed, pokud je to v\u00fdslovn\u011b dohodnuto.<\/li>\n<\/ul>\n\n<h3 class=\"wp-block-heading\">6. Zprost\u0159edkovatelsk\u00fd poplatek (provize)<\/h3>\n\n<ul class=\"wp-block-list\">\n<li>V\u00fd\u0161e zprost\u0159edkovatelsk\u00e9ho poplatku je stanovena ve smlouv\u011b o zprost\u0159edkov\u00e1n\u00ed.<\/li>\n\n\n\n<li>Standardn\u00ed provize za n\u00e1kup\/prodej \u010din\u00ed <strong>3 %<\/strong> z dosa\u017een\u00e9 kupn\u00ed ceny, pokud nen\u00ed ve smlouv\u011b stanoveno jinak.<\/li>\n\n\n\n<li>Makl\u00e9\u0159 m\u016f\u017ee \u00fa\u010dtovat provizi prod\u00e1vaj\u00edc\u00edmu i kupuj\u00edc\u00edmu v z\u00e1vislosti na smluvn\u00edch z\u00e1vazc\u00edch.<\/li>\n<\/ul>\n\n<h3 class=\"wp-block-heading\">7. Ukon\u010den\u00ed smlouvy<\/h3>\n\n<p class=\"wp-block-paragraph\">Smlouva o zprost\u0159edkov\u00e1n\u00ed zanik\u00e1 uplynut\u00edm doby, na kterou byla uzav\u0159ena, uzav\u0159en\u00edm zprost\u0159edkovan\u00e9 transakce nebo v\u00fdpov\u011bd\u00ed jednou ze stran. Uzav\u0159e-li Klient v pr\u016fb\u011bhu trv\u00e1n\u00ed smlouvy nebo po jej\u00edm ukon\u010den\u00ed obchod s osobou, kterou mu zprost\u0159edkovatel p\u0159edstavil, je povinen uhradit provizi v pln\u00e9 v\u00fd\u0161i. <\/p>\n\n<h3 class=\"wp-block-heading\">8. Z\u00e1v\u011bre\u010dn\u00e1 ustanoven\u00ed<\/h3>\n\n<p class=\"wp-block-paragraph\">Na v\u0161e, co nen\u00ed v\u00fdslovn\u011b uvedeno v t\u011bchto obchodn\u00edch podm\u00ednk\u00e1ch, se vztahuje chorvatsk\u00fd z\u00e1kon o zprost\u0159edkov\u00e1n\u00ed obchodu s nemovitostmi a z\u00e1kon o ob\u010dansk\u00fdch z\u00e1vazc\u00edch.
